Terms of Service
Last updated October 13, 2026
These terms govern your use of Covsy, a tool that helps real estate professionals read and share covenants, HOA rules, and related governing documents. By creating an account or using Covsy you agree to them.
1. What Covsy is, and what it is not
Covsy reads the documents you upload and produces summaries, answers, and reports that point to the pages they are based on. Covsy is not a law firm and does not give legal advice. Its output is generated by software, including AI models, and can be incomplete or wrong.
- Always check an answer against the cited pages before relying on it or passing it to a client.
- Covsy only sees the documents you give it. It cannot know about amendments, rules, or resolutions that are not in the file.
- Labels such as “current” or “older version” are Covsy's reading of the file, not a determination of which document legally governs. Confirm with the association, the county recorder, or an attorney.
2. Your account
You are responsible for activity under your account and for keeping your password private. Provide an email address you control; we use it to confirm your account and to reset your password. You must be at least 18 to use Covsy.
3. Your documents
You keep whatever rights you have in the documents you upload. You give us permission to store and process them so that Covsy can work for you, including sending their text to our AI provider to produce answers. Only upload documents you are allowed to use and share.
4. Sharing with clients
When you create a share link, anyone who has the link can see the summary and the source pages it cites, along with the name, brokerage, and phone number in your profile. You decide who receives a link and you can turn a link off in Settings at any time. You are responsible for what you share and for your own professional and disclosure obligations.
5. Acceptable use
- Don't use Covsy to break the law or infringe others' rights.
- Don't try to access other users' documents or accounts.
- Don't overload, probe, or attempt to bypass the limits of the service, or create accounts by automated means.
6. Plans and limits
The free plan has monthly limits, shown in Settings, which we may change. If paid plans are offered, their price and terms will be shown before you subscribe.
7. Availability and changes
We work to keep Covsy running but do not promise it will always be available or error-free. We may change or discontinue features. We may suspend accounts that violate these terms.
8. Disclaimers and limits of liability
Covsy is provided “as is”, without warranties of any kind. To the fullest extent the law allows, Covsy is not liable for indirect or consequential losses, or for decisions made in reliance on its output, and our total liability is limited to the amount you paid us in the twelve months before the claim.
9. Ending your account
You can stop using Covsy at any time. To have your account and documents deleted, email support@covsy.com from the address on the account.
10. Changes to these terms
If we change these terms in a way that matters, we will update the date above and let account holders know by email or in the app.
